Price over £500,000No relief: standard rates

Non-UK residents (in the UK fewer than 183 days in the 12 months before buying) pay an extra 2% on top. The 5% additional property surcharge does not apply to properties under £40,000, or when you are replacing your main home.

Worked examples

Who counts as a first-time buyer?

Everyone buying must never have owned a home anywhere in the world, and the property must be your main home. If the price is over £500,000 the relief is lost completely and standard rates apply.
